Loved their burrito plates and their nachos!!!!!!!! They have non blended margaritas in different sizes!!!!!!! I even watched them blend & put more sugar in a margarita for a lady that wanted hers like that!!!!! And their service was greattttt!!!! My water was never empty, they accommodate well!!!!

We were walking up and down for a place to grab a bite when we came upon this place. The sandwich board promoting their Burrito Special $9.95 which included a large burrito, salad and pop drew us in. When we walked in, there was nobody inside except for what seemed like the manager. Sheepie asked if the restaurant was even open as all the lights were off, and it was a bit dark, despite sunlight coming in from the window. The fans mounted on the walls weren’t on, so the place was pretty warm. For Sheepie, he was dying from the heat.

Microwave Mexican. Absolutely terrible food, despite the kind and smiling staff. Avoid at all costs. We parked on front and the 3.2 rating didn't seem too bad as we were hungry. Oily tortillas, microwaved rice, unseasoned meat. Awful experience.

My friend suggested that we meet there and after reading these reviews I felt somewhat apprehensive. Well, I was pleasantly surprised. Food is very reasonably priced, portions are generous (I even had to ask for a to go box) and it tastes really goooood... Service was very good too. I really can't understand why people would be unhappy. Or maybe, it's just the unhappy people who write the reviews. Those of us who are satisfied don't bother commenting?

Great little spot.. We have been going here for years. Love the food. It is fresh, flavourful, and has a lot of good vegetarian options. A bit of comfort food on Commercial Drive.

Once upon a time. For decades, this was a great place, known Vancouver wide, now a shadow of its former self. Atrocious food, ridiculous margarita pricing. 'come on its Mexican, you have to try to make it this bad.

Poor. The owner is a kind guy, but apparently knows little about cooking, let alone Mexican cooking. The burritos where horrible, and tasted as if taken out of a can?

We had an amazing time at Tio pepe's. Generous portions, rich ingredients, friendly staff and delicious leftovers. We found the food to be very well priced especially for amount of food you get. We''ll be back!

Awful Food. I will never go back to this restaurant again. The food was warm. The guacamole tasted awful. The service was slow. <br/><br/>Please don't waste your money at this restaurant. <br/><br/>When I give a terrible review it's terrible. We eat at a lot of restaurants and we know when we encounter awful food.

Tio Pepe's. What to say? Worst Mexican food ever!. I can't think of anything good to say about this restaurant. We should have clued in when it took 5 minutes for someone to acknowledge our presence and sit us down even though there were only 2 tables occupied at the time. It's not like it was the dinner rush! Someone from the back could clearly see that we were waiting yet no one came to help us. But... having read some reviews from a different site we thought we should stick it out especially since the walls were plastered with articles on how great the food was and that they had won all sorts of awards.<br/><br/>After receiving the cold chips and salsa, we settled on margaritas and enchiladas which apparently is their signature dish. The margarita was nothing like I expected. Someone put a shot of tequila in a glass filled it with ice and poured some fluorescent green crap in there and voila! Margarita. I mean if you are going to label yourself as a Mexican Restaurant, the least you can do is serve a decent margarita. <br/><br/>Next came the food! I ordered the chicken enchilada, my husband the vegetarian. The refried black beans were okay, the rice was dry, and the salad was a pile of lettuce with a tomato on top and a dollop of sour cream. Their signature dish did not have a trace of Mexican cheese. A sprinkle of marbled cheddar on top of the enchilada. Less than half way into my food I bit into some sort of cartilage or bone fragment from the chicken, at that point I lost my appetite and dinner was over! My husband thought perhaps he could change my mind and ordered something sweet, but we were simply told, no, no, no... There is no dessert at Tio Pepe's! So we left after dishing out $50 for this awful dinner. Needless to say we won't be back.

Would not recommend to my friends.... I had to apologize to my wife for having suggested dining at Tio Pepe's. One more disappointment in the Mexican category of the Vancouver restaurant scene. The food was mediocre at best, the lime margaritas had not seen a lime anywhere along the way (looked and tasted like made with commercial chemical mix, a kind of automotive antifreeze looking goo) and the service lacked much Mexican hospitality. I kept hoping that at any time during our dining event there would be a redeeming quality that would surprise us, such as perhaps this place would serve the best flan in town, but unfortunately that did not happen. I'm sorry, we don't have deserts, the teenage spaced out waitress giggled.<br/>I'm sorry Tio, we're not coming back to your joint...

Overpriced, Bad service, Cold Bad food. The title pretty much says it all. Not a good experience. In my last trip here I came with 3 friends. We ordered drinks, dinners, and appetizer nachos. Two friends never got their drinks. Three of the four dinners were stone cold. The nachos arived after the dinners - and the dinners took close to an hour to come. The waitress completely ignored us even tho we were almost the only people in the restaraunt. And the final bill was over 80$. 80 bucks for sitting around waiting for food that I could have cooked better in my own kitchen. Very poor experience!

Bad On All Levels. I have eaten at Tio Pepe's a number of times. I live close to the Drive so I've given them several chances over the last few years. I'd really like to recommend them, but I cant. If anything, they've gotten worse as time has gone by. The service is slow and inattentive. The food arrives cold if it arrives at all. And what you get is probably worse then what you'd make for yourself at home. Worst of all - it's expensive. Overpriced bad food does not deserve patronage.<br/><br/>I have never posted a review online but I made an account just to comment on this restaurant. There are many other fine restaurants on Commercial Drive; I highly suggest picking one of them instead.

BAD service,,,Gross food. Since I love Mexican food I thought I would try here,, I was shocked at how gross the food was.I know authentic Mexican dishes and basically you could tell the black beans were out of cans and the salad was obviously out of package,, the rice was plain and tasted like something from Bistro Express .Even the plates and amount of food was too small for the price.For two dishes I paid 40$ and was very, very disappointed in what I was served..I would not recommend this place AT ALL.

Delicious but Small. This is a great restaurant. The ingredients are quite fresh. The dishes are authentic (as best I can tell) and there are relatively unusual regional dishes, not just generic Mexican restaurant fare. The portions are unusually small, though. It's a small restaurant and the service is warm and informal.

LOVE IT!. I 100% disagree with the comment below. I have loved the food every time I've been (or ordered delivery) from Tio Pepe's. The veggies are nice and fresh (romaine lettuce, not the common nutrition-free versions) and the portion sizes are perfect. The chips and salsa are awesome...so is the guac. In fact, my team frequently orders Tio Pepe's when we have late nights at work. The people are sweet and the place is down-home and genuine.

The worst Mexican I have had. I just had "dinner" at Tio Pepe's, if that's what you can call it. We were not even greeted when we came in, the server was bitter,rude and unattentive, and rudely refused to accomodate my request to exclude one of the ingredients. The food came very quickly since I bet it was just microwaved (explains why I couldn't have the ingredient removed) and was a careless small portion that didn't even half fill me up...and I am a small person. The server never even came around to check on us. So after finishing my "dinner" in 2 bites, I had to go up myself and aks for my bill and was completely disgusted at the expensive price for what they dared to serve.<br/> This is NOT real Mexican food nor ambience. Don't be fooled by the colourful decorations. I don't know how it could ever have been voted "best Mexican", it was THE WORST I have ever tried even in this city that doesn't have much choice. Avoid being as disappointed as I and go anywhere but there!!
