It's been almost 10 years since I've had dim sum here. At that time, I was with my ex girlfriend's mother. She invited me to dine with her. My experience of the food at that time was very memorable. The quality of the dim sum was fantastic.
To the present, my girlfriend and I decided to try this place. She's never eaten her and since my experience was so memorable, I promised she would have a good meal. Unfortunately as the food came out one by one, this current quality wasn't what I remembered. Our items were over steamed and our rice rolls were luke warm. On the positive side, we did make it before 11am and we received a 20% discount off our bill. I would say it helped justified our experience. 20% is significant.
There's plenty of parking in their parkade. Our services were terrific, 5/5. However, 10 years ago I would have rated a 5/5 for the food, as for now, I would come back again to try their dinner menu. Perhaps I may have a better experience till then, and I'll bump my rating.

I'm not sure why "Use Other Door" so often sends me scurrying down sides of buildings, through parkades and around corners assuming there is complete other point of ingress. Perhaps these signs should be sold in pairs, the other reading "It Means Use This Door, Stupid" which could be posted 12" to the left of the first sign. That first challenge met, my partner and I found ourselves upstairs in the lovely Jade Seafood Restaurant dining room. Big round cloth covered family tables, a couple of impressive chandeliers and a case of appropriately Jade carvings met us in this fairly large restaurant probably half full at 9:15 on Saturday morning. There would be quite the line up by the time we left an hour later for 2 good reasons; 1) some of the best dim sum that we have had and, 2) a 20% discount between 9 am and 11 am. Many of us brag that our own cultural heritage leads us to be the cheapest people on earth and I am no exception but 20% is pretty significant! And as mentioned the food was great! Lamb dumplings arrived first. Flour wrapper type, pan fried on both sides and so delicate that I tore them with my rudimentary chop stick skills, a shame because they were so moist inside and I lost some of that to the table cloth. These were just excellent! Next came Crab dumplings which were in translucent rice wrapping and fairly stuffed with tasty crab! My partner and I both agreed that the Phoenix Claws and Rice Roll with Chinese Donut were both the best versions of these that we have had (and we always have both). The donut itself was crisp, maybe the key is just out of the fryer and came with the usual peanut, soy sauce and Hoisin type dipping sauces. Finally came the Deep Fried Sweet Bun with a condensed milk sauce (actually it arrived first but we ate it last). A little to rich for me but my partner took no prisoners and nothing was wasted. Service was efficient and friendly and the restaurant was comfortable and accommodating. My new favorite dim sum place? I feel like I have said that a lot lately and I guess everyplace has something to offer but Jade Seafood Restaurant is certainly one of the best.

We were really surprised that the place was still half empty on this Boxing Day afternoon. We ordered 6 dishes, some were okay but some were a bit disappointing. Those standard dimsum items like rice rolls or sui mai or chicken feet were ok, anything that's too innovative were just bleh.
Been here yesterday for dimsum. I think this restaurant is underrated 'cause I really liked the dimsum compared to other chinese restaurants. Plus, the service is good for its price. Not pricey at all. I'd go back for dimsum, especially for the crab claw and siomai. Too bad I got so focused eating that I forgot to take photos. 😛

I have to give some praise where praise is due. We had our child's Full Moon celebration dinner here with almost 100 guests. I chose this restaurant over other ones because I've experienced their food and their service and both were top notch, and I wasn't mistaken.
Everybody was impressed with their food. It's hard to get into the details of every course, but the flavours were just right. They helped everyone split the courses. Every single dish on every person's plate was beautifully laid out.
You know people are happy when they're taking all the leftovers home!! Not a single morsel remained.
The service is top notch. You wouldn't think it's coming from a Chinese restaurant. Their servers are mostly older gentlemen with decades of experience, and it shows. They aren't "jaded" but are patient with everybody. They helped me out setting up the media centre for a little slideshow, and provided me with polite suggestions, as the host, for arrangements and setup. Over the course of two months we had good communication in planning.
I highly recommend this place for banquets (weddings, Full Moons...), business meals, and even casual dinners. Always had a great experience here and they are really a gem among the crappy Chinese restaurants that are in abundance in this town.
Tastyville. So we came here for dim sum, had to wait a bit as it was very busy. Pork dumplings were good, needle noodle and beef was very good, the deep fried radish cake type things were also very tasty, and the bbq pork buns were very good too :)
Feeling the Joy. We went to this restaurant early July. It was a weekday and at 11:30 am there was already a line up for the dim sum. We were seated in due course and were very pleased with all the dumplings we ordered. We had the shrimp dumplings, Sui Mai dumplings, the rice noodles, the spicy calamari. Our server was very good. Everything was spiced beautifully, served piping hot, and we enjoyed every bite. When we are back in Richmond, we will come here again. YUM!

Just ask and the hosts will explain the dishes.. The dinning_detective and his foodie friends were just blown away with the Jade Seafood Restaurant in Richmond B.C. this past weekend. It sometimes becomes difficult to experience dinning on Dim Sum in an untried all Asian restaurant. You get intimidated by the language barrier or the service with attitude approach. The Jade Seafood Restaurant is a new found gem to a lover of good small portions of exotic and simple complex Chinese dim sum. The waiter took over and took the time to give us first time diners a good description of a selection he recommended. Quality definitely reigns supreme in this restaurant. The small seafood hotpots with a ginger brown sauce sent our taste buds reeling with pleasure. All the dishes that followed from the taro crab claw to the most scrumptious lamb dumplings and personal serving of a Buddha Feast with sticky rice was first class. We will return and try out a few more of this award winning chefs cuisine and I will ask the chef personally if he will grant me an interview and maybe he will share one of his recipes in the near future. Good Stuff!

Everything we ordered was good. They use large shrimp for their rice rolls which is nice.
The pork Bao was nice and fluffy.

Wow - what an amazing restaurant. We made a reservation for dinner at this restaurant and when we got there, realized it wasn't the place we had in mind, but went inside regardless, and again, WOW, it was the best mistake that evening! The food was absolutely delicious. Everything tasted fresh with amazing flavors. We had lobster that was pulled straight from the tank, the fried rice and chow mein were on point and not oily by any means, and the sweet and sour pork is an absolute must have! I definitely recommend this place because I know we'll be coming back here again, very soon!
The food was good and nicely presented. The only drawback was that it got busy at around 7 and it took awhile to find someone to take our order.
Tasty and good quality food. We tried 5 different steamed, pan-fried, and deep-fried dim sums, and they were all different and well prepared. We tried some new items that we'd never tried before, and they were all amazing and freshly made.
We got there just before they do the last call for the lunch, so we didn't get the best service and we had to hear them prepare all the other tables loudly even though it was still before their closing time for lunch, but they still let us stay to finish our food since we called and asked them before getting there.
This is one of the best chinese restaurant in town. The environment is cosy, the service is excellent, the food quality is very consistent. They never make us down. Recently their $128 for 4 dinner set is the best value for money choice that you cannot miss. The beef tenderloin is so tender and surprisingly the eggplant is not too oily. The lobster is fresh and very savoury and flavorful.
Delicious dim sum and great service. Busy place so don't forget to make a reservation.

Eating out is getting to be so costly, and eating at Jade seafood is no exception; $35 per person for dim sum is a bit much though. Sure the food is good, service is adequate and parking is ok too but I do miss the days when $20 per person was already too much - and those days not that long ago. But, hey, no fair to whine just about Jade as eating out is getting to just be too expensive in Vancouver all over.
Food as I said remains good, and they do use quite high quality ingredients ie. the chicken paws in their phoenix claws are the larger, more expensive ones instead of the tiny ones at other places, the prawn rice rolls has 3 large succulent prawns in each roll, and the Har Gau also stuffed with these large prawns. The egg tarts were great as it was served warm - nice touch!
Service was nothing exceptional except that like most places now, there does seem to not be enough staff and the only thing that helped was that the restaurant was not full. Dim sum restaurants on Saturdays at 12:30 should be jam packed with people forming a line, but not so at Jade! Maybe there’s a reason for this that I’ve not figured out yet - could it be that indeed they’re too expensive now?
