Reasonable weekday specials on their menu! Had their Chicken Souvlaki for $8.95 which came with a heaping plate of food and one skewer. The quality was average but very good for the price. Staff did take the initiative to check patrons' vaccination status and I felt safe dining in.

Great value in the food you get. The Salmon was surprisingly moist yet crispy on the outside. Healthy servings of sides. Drink specials are cheap. Fast service and friendly staff. One of my favorite dives on Hastings. I never leave hungry from x-site.

server great kitchen was a but sloppy on this location difficult to find parking and thr smell of dirty rag or something was not too appealing , especially when not busy, i would give five stars but I guess on this occasion was not their best day , i come here so often with huge portions and great prices but the last three visits not as great as before mainly with the food and presentation etc... service I never have complaints. the steak I had didn't bother taking photo because even when the waitress bring the plates and vegetables were hanging look more like thrown on and sloppy, the calamari was dry and chewy

We had a wonderful first time experience here for dinner last night! There was a line up but we got in within 20 mins. They have every other table closed to give their diners some social distancing. Our server was so friendly and efficient! Our meals came out very quickly and the portions were really large! My Chicken Cali burger was really tasty and it was accompanied with salad and potatoes with sour cream. The prices are incredibly reasonable and they have a wonderful nightly dinner and drinks specials through the week. The place was hoping and I can understand why! Lots of families and friend gathering for a tasty well priced meal in a friendly atmosphere! That’s a win!

Always fresh, made to order. Daily lunch specials and dinner specials Monday to Thursday. But their regular prices are great anyhow. And large portions, you will never leave hungry. Their home made soups are excellent as well. Along with personable friendly staff, just happy to have a great place like this in my neighborhood.

Food is good and the quantity is crazy for the really low prices. The servers and atmosphere is also just as good. My only beef with them is that their happy hour cocktails were very very watered down. But overall, I would like to go back here, its a good restaurant.

X-Site is a Chinese owned, American style restaurant. They are known for their low prices and big portions. The food is decent for the price, although I find service and cook time is usually slow. Don't come here if you're in a rush!

X-Site is a great place for huge and yummy portions at a great price. The lunch specials menu has got variety and fills you up. Came the last time with some friends after a morning hike and we somehow managed to finish our plates. It's a ton of carbs but so tasty.<br/><br/>Our server was pleasant and friendly but scattered and everywhere. She ran off in the middle of taking our orders to grab a drink list for us and to take a plate to another table. The place is clean and got a pub kind of feel with all the TVs. For about $15 we got bevvies and a good meal.

This place is a great place to hit up for a frugal bite. With daily specials being that cheap, one would expect the food to match relative to its price. X Site however, delivers a mean meal for their price point. The interior resembles a bar, but it has a cozy lounge feeling to it. Overall, i would drop by the place for a quick cheap bite or drink, but nothing fancy

Very delicious food, friendly environment with good customer service, good food quality and inexpensive price, highly recommended. The lunch menu is a bit cheaper than the dinner menu so a great advantage if you can make it for lunch.

When prices are cheap, does food taste more appealing to you? Well sometimes I think a low price convinces me to endure suffering that you might not otherwise.When I think of X-Site Grill in Burnaby Heights, I remember a freezing restaurant with a heating system that had very clearly been broken during an unfortunate, rare, icy cold spell. That evening, Mike and I had made a date with some good friends.The server was friendly but oddly enough, pretended there nothing peculiar about what was going on all around us, customers bundled in their scarves and coats, wearing gloves while lifting forks to their mouths. I watched in fascination, as an icy puff of air formed as I breathed out.Why didn't we leave? Maybe it was laziness. But more likely, it was the burgers. Or the no-frills basement prices. Actually, maybe a bit of both.

Exceptional food, service, and huge portions! Not to mention very affordable :) Tam D had the Chicken Fettucine Alfredo and I had the Chicken Curry Linguini. We're used to getting awesome burgers so we switched it up for a night...totally worth it!

This is one of those places that if you lived nearby, you could easily eat here every single day. This place has a LOT of good things going for itself but if I were to choose one thing it would be the daily specials! Super good food with LARGE satisfying proration a for a low low price. Definitely a MUST try pretty much every day of the weekday.

I asked the waitress for recommendations since we were deciding between 3 items, she crossed her arms impatiently and said “They’re all good” with an attitude-y tone. We ended up ordering the teriyaki New York steak and chicken fettuccini alfredo to share among the 3 of us. The steak is served with rice pilaf, roasted potatoes topped with sour cream, green salad and 2 slices of garlic bread. The rice pilaf was lightly seasoned and the potatoes were fork tender. The green salad came with a balsamic vinaigrette, however the dressing just washed off the salad as the leafy greens were not dried before tossing. The garlic bread was standard, but could’ve done with a little more garlic butter. The steak came medium rare, just like how we ordered it. It was mostly tender, but a few bites were a little more tough and chewy (tendons?). I found the sauce a tad too sweet but maybe it’s just me, Mamallama and Baby-Paca didn’t have a problem with it. The teriyaki sauce is a blend of Japanese soy sauce, pineapple juice, honey, wine and ginger. The ginger is forefront, but unfortunately without the spicy zing to it, which may have offsetted the sweetness.

Decent food, terrible service. The Burnaby location has terrible snotty service. The waitress took forever to take the order, but when the food came it was decent enough. She said pretty much nothing to us and we had to glad her down about more drinks both times. Even after we payed the bill with a 25% tip (the prices are so low that I feel bad for leaving anything too small a tip even with bad service), we changed our mind on drinks and wanted another round. Flagging her down was like pulling teeth and when drinks finally came they were gross. The owner gave me attitude when I explained I had misunderstood how the drinks were made with syrups not fresh fruit. <br/><br/>This is Vancouver, there are plenty of options for cheap, awesome meals. This place isn't worth the bad vibes they serve with their mediocre food.

Lunch specials are easily among the best value in town. You do have to buy a drink, but that chicken souvlaki is really substantial. The food isn't anything special and it is basically a dive bar, but you get what you pay for.

Good food if you're not in a hurry.. Th food was good and the prices were very reasonable, however, the service was very slow. By slow I mean it took over 2 hours after ordering before I actually saw any food on the table in front of me. I think I might come back, but I'll make sure I don't have anywhere that I have to be in the next few hours.

Well priced food, cheap draft beer. Coming into this restaurant for the first time, I expected small portions and overordered after looking at the prices. Then I had enough leftover for two meals...but...great value, great wings, good burgers, $4 draft beers, definately will be back!

Good Food, Great Prices.. I've been working evenings for a couple of months on a project in Burnaby, I've been going to X-Site grill in Burnaby for my "Lunch Break" often, sometimes there's no room so I'm forced to go elsewhere due to time constraints , I usually order the specials and have a beer, Food is good and prices are good. Service is awesome, I only get 1 hour for my break and I have to travel from the job site to X-Site grill, then order and eat and relax for a few minutes after, before going back to the job site for another 5 hours. So I get my order taken quickly and and the food arrives in good time. Servers are great.

OMG is this place still open? This popped up on my feed.... LOVED this place back in the day. I used to go for their chicken soulvaki. For a poor student their price and servings were ridiculous. I don't think they still have the special anymore as it was $6 for one stick but it came with rice, potatoes, cesar salar and pita bread. They didn't give me attitude if I didn't order drinks either. Thank you for the memories! This is a completely useless review as I'm sure the price isn't the same nor is the portion size (last been here 7 years ago...)

Very Rude. The dinner and price was good. The service was ok but the overall experience was terrible. They actually rushed us out because a large group came in and was seated beside us. Because there were so many people in the group, some of them only had chairs n no table. The waitress handed them menus and kept saying to the group, "as soon as these people leave (which was my friend and I), we will move that table over. I heard the waitress say that 3 times and even pointed at us which made us feel so uncomfortable and unwelcomed. We had just finished eating our meals when this occurred. Then another lady came over to us and said, "if ur finished, we need your table for another group". We hadn't even finished our drinks. Talk about a dine and dash experience, from the time we walked in to the time we were rushed out was not even an hour... Very rude!

Wow... This our favorite spot! Until today. We were a semi large group and the hostess sat us at a small table. When we asked to be moved to a larger table, she huffed and puffed and rolled her eyes. Listen lady we've support the joint for long time some respect would be nice!:p

Great Value. Been here a few times and had the chicken souvlaki (go at lunch because for $5 the cost to quality value is outstanding), a burger once (it was fine, but they're always served with salad), and the pesto chicken menu item. <br/><br/>Most nights of the week (except fridays and saturdays I believe) they have dinner specials, and I think that they have drink specials every night. Monday night is steak night - which i hear is good. Tuesday is burger night.<br/><br/>I REALLY like the chicken souvlaki. So much variety in the different sides, and so much food. The portions are huge.<br/><br/>I really didn't like the pesto chicken. A thin, sad piece of chicken with pesto and cheese on top. I didn't find the pesto tasty.

Cheap Eats. This is one of my favourite little restaurants and one of the best values in the city. Almost every entree is 10$ and under, and you get a LOT of food. Not only that, but the burgers are yummy and juicy. The drink specials are also nice. Most entrees come with little potato pieces, rather than fries, which is a bit healthier, but also a bit more bland. There is also a sizable salad with each entree, which can fill you up instead of the potatoes.<br/><br/>The place can be a bit busy at times (waiting 10-20 minutes), but the atmosphere is lively and cheerful. There are 2-3 TVs there to watch the game while eating, and the waitstaff is quite friendly every time we go. In the dozen or so times I've been there, the experience and food have always been good.

I recently visited X-Site grill on a date with my boyfriend. He was so excited to take me there and had nothing but good things to say about this restaurant. Upon arriving, we waited at the door since we did not have a reservation. It took someone 10 minutes to even acknowledge that we were standing there. Once we flagged someone down, we were told to wait another few minutes for a table. Once seated (against a fence) a very nice waitress gave us menus and asked for our drink orders. After she handed us our drinks, she dissapeared! We waited a very long while until she came back. Once we received our food, I was thoroughly disappointed. Although I should have expected a $10 steak to be mediocre, it was less then. It was tough and chewy, and not very warm. This restaurant is good if you're not looking to break the bank, but I will need much convincing to go back there again.

We were seated then promptly ignored for ten minutes. When I caught the eye of one of the waitresses and indicated that we were ready to order, she nodded, then spoke to the other waitress. The other waitress went to the table next to ours and grabbed their bill. Then as she walked away I had to call after her "we're ready to order!" And still that garnered no response. Really not impressed. At least when she finally came back there was a smile on her face. Luckily the rest of the meal went uphill from there! The food was good, with huge portions and they were well flavoured. One suggestion I would make is for a drink menu with pricing to be provided as well. Not bad.

Simple food done right-ish. Listen: if you want a gourmet meal, Pear Tree is down the street. Go there and stop complaining.<br/><br/>Now, if you want a simple meal that's prepared reliably for a very good price, then visit this place.<br/><br/>I usually get something with chicken, and it is always moist and well seasoned. Whatever veggies accompany it are fresh and prepared well. Boiled potatoes? Not particularly exciting, but I appreciate the healthy option and have personally eaten enough mediocre fries in my life to the effect of never ordering them unless I'm at a place known for exceptional fries.<br/><br/>The marinated steaks are pretty good, too. They are ten dollars. Therefore, do not expect a thirty dollar steak and then complain about it. I think the meat is plenty tender for the price point and cut, and it is the best steak for the price I've ever had. I ordered it very reluctantly the first time, because most ll give you more potatoes or rice or whatever.

Horrible Service. The waitress that served us charged us for an extra drink that she never brought to us. When the bill came she claimed that everyone must order a drink. But she never told us that when we ordered. I paid her in cash and instead of giving us the right change back, she tipped herself 20% without my consent. <br/><br/>Her attitude was very rude. <br/><br/>I only went there because the food is cheap. However, the cheap food is not worth the horrible service and eating experience. I am not going back there again.

Despite its cheesy name this spot does deliver! Lively diverse atmosphere, incredible prices and delicious options on the menu. Well being in the mood for a beer and burger, I skim through the delicious potentials and hone in on the burger portion of the menu. I go for the classic, its got all the good stuff, lettuce, tomatoe, onion, and a "burger" sauce as the waitress deacribed it, it also came with mushrooms, bacon, and a slice o cheddar.<br/>Well there isnt much selection for on tap beer, they did have my favorite, okanagan 1516, 1 pint please. On the downside the ceasar was a bit lacking in the dressing department, but the croutons were good, nice and salty. I was expecting fries for some reason but i shouldv known better as the menu said it came with spuds.... Dohhhh!! All in all a good cheap spot where i would most likely be a regular if i lived in the area.

Just so bland. Visited here over the years and I just don't get why people seem to like it. The atmosphere is nice and lively - that's great (some tables can be cramped, however). But the food is really not cooked well and all tastes the same really. They never seem to be able to even make a sandwich as I ask - no mayo. It comes with it every single time. I tried the soup once and it had no taste at all. It's not so great for vegetarians like me either. If you order the veggie burger be aware the next to garlic, they uncreatively cook EVERYthing in chicken broth - rice, potatoes and even the salad dressing. Service is usually slow at dinner time.

Lunch Special $4.95 + a drink $1.95 = $7. It's not wow knock your socks off meal but I enjoyed it and especially for the price. The chicken wasn't great but not bad, the potatoes, rice, pita bread and ceaser salad part of the meal was good. The service was good too. Lenny had the BLT and said it was really good and he's having the chicken souvlaki next visit. I wish they served lamb souvlaki. I look forward to going back and trying other things on the menu.

Bad experience. Was at your neww location in East Vancouver for a fiends birthday. It was terrible. My friend had tomato vegetable soup with the BLT and the soup was greasy. I had the chicken strips with salad. Why is it that at both locations they have to overcook the strips , they were chewy. Also , not sure what dressing you use for the caesar slad , it was watered down , had no flavor. I have to say that the service at BBY location is great , but the service was really bad at East Vancouver location. We waited over 1/2 hour for our food and there were only 3 other tables with patrons. Was not very impressed with new location.

Great price. I love this place for the price and usually only go when Chicken Souvlaki is available.<br/><br/>pros - great value, you get a lot of food.<br/><br/>cons - lack of options for sides. the water drenched potatoes aren't very appealing. It's a crapshoot on whether you'll get a "nice" server.<br/><br/>The last time I went the server was wonderful. It made me rethink not liking the place because of the crappy attitude I've received in the past.

DECENT CHEAP EATS. With lunch specials for under $5 this place is quite good value. The chicken souvlaki meal is huge and the flavours although not spectacular are quite good. We have had worse at many pricier Greek restaurants. It can get packed especially with tables of students enjoying cheap meals along with cheap cocktails. My only complaint is turn the lights up, it's too gloomy in there especially on our many overcast days. Even reading the full menu is a challenge if you are seated in the back of the place away from the windows.

This is one of my favorite inexpensive dinner place. Portions are biiig and delicious. I usually get Cajun chicken burger. However, there is one inconsistency that grabs my attention. I usually order side rice with my burger. Once they charged me $1, next time 2$, another time 2.5$. They Should set a certain price for certain items. Also, some servers are not very friendly. Overall, I'd rate this place 4 out of 5.

The food is decent and they serve large portions at a decent price, the atmosphere is also great and the waitresses are usually great to talk to and generally happy people. Whoever all these great things don't make up for the fact that the way the owner runs the business is absolutely ridiculous. They do nor care to keep your business and the owners (not waitresses) are consistently rude and genuinely want nothing more then your money. They do not care to make your experience enjoyable or keep you around. For this reason only I will never return.

Well worth the trip. I've heard about this little place on Hastings where the food is not only great, but very cheap also. I've been here twice now and so far it's been great. The food that you get isn't the best you could possibly get, but for the price you pay, i'm not sure if you could get that anywhere else. I came on a Monday for lunch and ordered a Chicken Slovaki which was only $4.95. A steal isn't it!? It came with rice, chicken, a salad, some potatoes and bread. It was actually quite a lot of food which i didn't end up finishing. Then on another day, I came on a Saturday night and got a burger. It was more expensive than the Slovaki, but it was still cheap. <br/><br/>The service is quite friendly, and the environment: dark but welcoming and they also have big screens playing live sports. I will be back.

Bad Name, Great Food!. My family was looking for an inexpensive place to eat near out home, and decided to check out X-Site. We were pleasantly surprised with the friendliness of the staff, the cleanliness of the restaurant, the quality of the food, the cool cafe-style open restaurant, and the great drink specials! Just about everything on the dinner menu is under ten dollars, and you get plenty bang for your buck! 3 drinks, 3 appetizers, 3 entrees and 3 desserts came to well under $70. What a great find!

Grayson loved the peppercorn steak too much and I wanted to actually try eating my veggie club this time, plus we didn’t want to miss the movie so we didn’t want to brew over the menu for too long. Well this time around, I enjoyed my veggie club ($5.95) very much because I made sure to tell them to hold the mayo. I ended up only eating half my sandwich because it was so filling and I had the other half after the movie. It was a standard veggie sandwich with alfalfa sprouts, tomato, cucumber, avocado and lettuce on whole wheat bread.

Summer is the season of (among other things) superhero movies. SB is a huge fan of superhero movies, so we started off the summer with Iron Man 3, with our next selection being Man of Steel. X-Site Grill and Bistro, on the eastern end of Hastings Street, epitomizes cheap food for me. $5.95 dinner specials, and $4.95 lunch specials (with the purchase of a beverage). I generally like nothing more than cold water to accompany my meals, but I was curious about what kind of food they could be serving for less-than-McDonald’s-prices, so I indulged in an iced tea to be able to order one of their lunch specials. Because we were both quite hungry, we decided to order a  Calamari ($6.95)  to share. As far as calamari goes, this was decent, but not exceptional. The tzatziki sauce was oddly thick, and lacked any real tang–it simply tasted

It comes with a plain salad, toast, steak, potatoes and sour cream, and rice pilaf. To be honest, the steak was really good. It's by no means a "Keg" steak but for $5.95 I'd come back just for this every week. It was even better than the one I had at Joe's Grill and I had to pay $14 for it. ...you’ll be hard pressed to find a proper sit-down restaurant where you get this much food for less than five dollars. In addition to the chicken, you get rice pilaf, Caesar salad, potato, tzatziki sauce, and a full pita bread. This could have easily been a dinner-sized portion for $10-$15 anywhere else.
