Been a while since our last visit.... the experience warrants an upgrade to my previous review from 4 to 5 stars :) we were served by Kimmy and Sherry who made us so welcome and were so cheerful as well ! My hot chocolate came with a little extra love and I mean that literally with sprinkles. The food was fast and fresh, the service worth coming back to again in the future.

Ihop is a never a bad choice, this IHOP in particular has incredible service, is incredibly friendly and always in a good mood. Loved coming here. Staff are on it, meals are great for any mood.

This was the best service ever, the ladies on shift the Saturday night I was here were so friendly and chatty, the service was so attentive and always with a smile. It felt like the staff here enjoy their jobs, they had some laughs with customers and each other all whilst maintaining excellent service. They were patient and so good at stopping by and filling up my water when it was nearing empty and having sauce out just before the meal, I didn’t need to ask for anything it all just appeared at the perfect time. Food was good but wow the staff were excellent

Easy to find location with lots of free parking. Food is okay. Pancake is delicious. Service is top notch. Interior is nice, clean and spacious.

Seems like a very popular place to enjoy a breakfast. The place was full when I ate last time. The foods were delicious and the service was good. Will definetely come back to try their other menus 😊

Good location, happy staff, quick service, and good food. Everything you want in a breakfast restaurant. Interior is simple with booths for 4 people. Parking right in front of the restaurant.

Worst restaurant service ever. So disrespectful and bad. What’s going on with today? a bad review had already been posted about your bad service today. Did the workers have a bad day? No need to disrespect and put all your sadness and anger on customers. Also, the restaurant is very dirty. Walls have mold and floors have mud even though it’s not raining outside. The windows have food stains and seats are ripped to the point it is very sharp. Do you want your customers skin to be cut? Bet you can’t even afford bandages for the customers once they get hurt. What kind of renovation did you put into this restaurant? At least care for your customers a little. Earning money can’t only be buying food and go. It has to have good customer service and cleanliness so customers feel welcomed. Do you even know how to run a restaurant properly or did you just go with the flow and not plan carefully? Cmon, Learn a little dude.

Slow in service almost had to wait about 10 minutes for anybody to ask us for a glass of water They had staff walking around literally in circles around tables looking around but they are not that well. Trained enough to realize when a customer need service and a customer is waiting, They are walking around like robots. They need to be better trained. I recommend another high hop than this location. This time, we went to the IHOP in Richmond since we were running some errands there. Sadly with most IHOPs, they are quite old. No one wants to build a new or renovate an IHOP these days which is sad to me. The age was quite evident with the Richmond location. This location was quite dingy, small and run down. It had high, pointy ceilings but somehow still managed to feel cramped in here.

The Molangs came to this particular IHOP because, according to rumors, this long-standing pancake house will be torn down/relocated due to recent developments in Richmond. IHOP isn’t really just a breakfast joint anymore, as it has pivoted to serve more than pancakes and eggs & bacon. On the menu, one could find items such as sandwiches, burgers, salads, steak, and other diner entrees. All in all, very comparable to Denny’s.

Can't expect too much from ihop. I only went because I was craving an american style breakfast but it was disappointing for the price I paid. I should have just driven in to Vancouver to get better brunches for the same price.

TV commercials do influence us. I was captivated by IHOP’s commercial on their new Banana Peanut Butter Double Dipped French Toast and Ben decided to bring me to IHOP on a Saturday morning back in March. Apparently, the Banana Peanut Butter Double Dipped French Toast is on a separate menu. The server only brought us the menu when I asked for it.  I thought it’s an item by itself but it actually come in a meal combo.

My friends and I went in for pancakes day. We were quickly greeted and seated. When I asked what the promotion for pancakes day was, we were told it was a minimum $3 donation. We willingly paid the 12 dollars, placing it in the donation box at the front till. However, a few minutes later, a lady came over and began to question the validity of our donations. "Did you really pay the $12?" she asked continuously. "It's only 12 bucks. It's really not a big deal, so don't try to cheat IHOP and steal these pancakes, ok?" the woman continued for a while with her condescending tone. When we we insisted that we paid, she said "there was no money in the box. So if you guys really paid, then there will be 12 dollars in the box, correct?" and she left, and we never saw her again, assuming that she did realize that we made the correct amount of donation. That was no big deal. But I was utterly humiliated by the whole ordeal. Having a waitress publicly make a scene over 12 dollars, and the verbal berating I received left me shaking with anger and embarrassment. I have never been treated with so much disrespect, especially in the service industry. I'm disgusted that such a person would ruin my mood, and worst of all, we received no apology for her mistake. I expected more from IHOP, but this experience has completely tainted my experience with the restaurant. I will not be returning, and will recommend the same to my friends, family, and colleagues. <br/><br/>pancakes were decent.

I went here with my boyfriend at around 1:30PM. We tried to order but the servers just passed our table to help other customers. <br/><br/>When we finally got one server's attention, she told us she was not our server and said our server would be right with us. After, a man walked in and immediately got his order taken. We waited again for a server to take our order, but each server simply passed our table without acknowledging our presence. We finally walked out since clearly, we weren't worth their time.<br/><br/>We've eaten here before, but we usually went around dinner time. The servers at dinner time never made it difficult for us to order. And, when we actually got to order and eat, we loved their food.<br/><br/>So, don't go during the afternoon. The servers might not acknowledge you depending on their mood.

My favourite items are their crepes! Because I am such a big-eater I always look for something big enough to satisfy my hunger. I only came in for their breakfast/lunch but not for dinner so didn't get to try their burgers. <br/><br/>Big Steak Omelette ($13.89) <br/><br/>Chicken Florentine Crepes (Bottom, $13.19) and Big Steak Omelette (Upper Left, $13.89) were both tasty. Florentine Crepes came with two crepes filled with grilled chicken breast, spinach, mushrooms, onions and Swiss cheese topped with hollandaise. Big Steak Omelette was as big as the size of two Florentine Crepes, consisting of steak,Cheddar cheese, hash browns, green peppers, onions, mushrooms and tomatoes and served with salsa on the side. I loved all of them. Tasty!<br/><br/>Chicken, Bacon & White Cheddar Crepes ($13.29) are pretty much the same as the Chicken Florentine except it was topped with White Cheddar cheese instead of Swiss Cheese with hollandaise. Not a friendly restaurant anymore!. I went for lunch with my 2 teenagers today. I send them in get a table first while I wait for the parking outside myself. When I finally get the parking and went inside, I was told that my girls cannot get the table because I was not there with them. The reason they gave me was the girls look too young to be able to order food themselves and they have to wait for their parent anyway. But my older one was already as tall as me! And I have already told them what to order for me!<br/>After the lunch, I complain about this when I paid my bill! I was told another story! It was their policy that 100% of the party must be present to get the table, waiting for parking is not a reason for one missing person! They got experience that the parking driver comes in after an hour! And they need the table turnover to be able to do good business.<br/>Hey, even I have 100% of the party there, I can still sit there for 2 hours after finishing my food! Just ridiculous!<br/>If they want to know whether my girls can order food, just talk to my girls, ask them whether they have been there before and what do they liked most there? Just 2 simple questions and they can find out that they know the place and they can make orders!<br/><br/>It's just bad customer service! The first lady was quite new at that restaurant, but the second one had been working there for quite a long time. I've seen her for some years!<br/>This restaurant is no longer a friendly place for our family!

Seniors day. Was disappointed with the way we were treated last Wednesday. My senior husband and I (also a senior) took our 2 grandchildren to breakfast. I asked about the all you can eat pancakes and was told no they cannot be ordered on buy one get one. Our 16 yr. old grandson got the a u c e. My husband and I ordered off the menu buying our 2 drinks. We did not order anything for our just turned 3 grandson. When the bill came I said you forgot to take the one senior meal off and was told no you do not get one free because your grandson ordered alce pancakes and you had an extra plate for the 3 yr old which we did not ask for but the waiter brought. We told them it didn't make any sense what has his ordering a u c e got to do with our order but because he was at our table we were not entitled to a discount. So I guess he was suppose to eat at a table by himself. What ridiculous rules!!!! Also because 3 yr old got an extra plate to eat from us (not all you can eat) we would not be eligible for discount. After much arguing they did deduct the one meal. Very poor customer service. We will not go back!

So bad - everytime.. It amazes me that a BREAKFAST place is so bad at producing breakfast. The eggs are always cooked badly, the waffles are never crispy on the outside. I honestly hate getting dragged into eating here. It's an exercise in frustration. Most people I know can cook a better breakfast than this places serves up.

<br/>Overall, the Richmond IHOP location is a little old so it is not as clean as it used to be. The food tastes good but only come if you're ready to indulge in comfort food!

franklin brought me to the ihop at richmond. i was having high expectations for it even though franklin already commented that it wasn’t good. i was very disappointed when the waitress gave us our bill when we have yet to finish our meals.
